The inspection trip is then reserved for physical condition, town fit and final professional meetings.
A fully sight-unseen purchase may be legally possible in some circumstances, but creates avoidable risk when the property is distressed. Old photographs cannot reveal smell, sound, gradient, access, neighbouring structures or the practical feel of a town in winter.
Phase 1
Start with airports, rail, hospitals, climate, internet and renovation supply chains. Then choose towns. A €1 home three transfers from the nearest airport can become expensive to supervise, while a higher-priced house near a regional hub may reduce travel and contractor costs.

Phase 2
A remote file usually needs an Italian notary, an independent lawyer where appropriate, and a technical professional such as a geometra, architect or engineer. If renovation is significant, identify who will direct works and report to you after purchase.
Interview by video and ask for written engagement terms. Confirm language, scope, fees, professional insurance, response times and whether the adviser has worked with overseas owners and municipal regeneration programs.
Documents
Obtain the codice fiscale early and keep names consistent with the passport. If an Australian public or notarised document must be used in Italy, the receiving Italian professional should specify the required form, translation and legalisation before it is signed.
DFAT explains that Australian Passport Offices provide apostille and authentication services for eligible public documents. An apostille proves the authenticity of the Australian official signature or seal; it does not prove that the underlying private transaction is wise or that the Italian wording is correct.
Inspection
Plan the route around two or three towns per region, with enough time to revisit the strongest property. Meet the technical professional on site and the local authority where a municipal program is involved. Photograph services, access, roof lines, cracks, adjoining structures and the surrounding street—not only attractive rooms.

Signing
A special power of attorney may allow a trusted person to sign defined documents in Italy. Even when represented, the buyer should receive and understand the final deed draft, completion statement and evidence of resolved title issues before signing authority is exercised.
Payments
International property payments are targets for business-email compromise. Treat any changed beneficiary account as suspicious. Confirm payment details with the notary or professional through a known phone number or live video, and use a small test transfer where the timetable permits.
Track the EUR obligation, AUD transfer amount, rate, provider fees, payment date and purpose. Keep source-of-funds evidence ready because banks and professionals may request it for anti-money-laundering checks.
After purchase
Agree a monthly report format before construction begins: progress against schedule, photographs from fixed locations, budget to date, decisions required, risks and next-month payments. Changes should state price, time and technical impact before approval.
Keep emergency authority narrow but practical so the local lead can secure the building after a leak or storm. Define the euro threshold above which your written approval is required. Remote management works when everyone knows which decisions belong on site and which belong to the owner.
